Potential Redevelopment of Milltowner I to Offer More Amenities to Cedar Mill Residents

Stay tuned for a possible redevelopment/expansion of the shopping center at the northeast corner of Saltzman and Cornell. Plans are set to include one large anchor tenant and several smaller buildings surrounding the parking area. The current center only utilizes part of the property and Architect Patrick Tiland is heading up the design initiative to plan for multiple public spaces suitable for people to meet and enjoy outdoor dining. Included in the plans are improvements to the existing library building as well as the parking lot.

The idea is to appeal to the needs of Cedar Mill residents, retail establishments and restaurants. With the buzz surrounding our improving economy, one of the property owners Ken Findley stated “The time is right for this...We’ve been talking about it for a while, but the economy is better now and it’s time for the community to get the kind of center we deserve.”

The behind the scenes work to create and submit plans is underway, however it will most likely be a couple of years until the actual work begins. Plans so far include retail space facing the street and two story building at one of the corners.

Walgreens will be moving to their property at the SW corner of Murray and Cornell, but not word yet on the other tenant's plans.

How Does The Housing Multiplier's Affect You?

There is a direct connection between housing and economic vitality at the state, local and neighborhood level, and after years of struggle during the recession, the housing market is in the process of being rebuilt.  2012 ended as the best year in residential construction since the housing market began, and Portland blew the national average out of the water as single family construction was up 34%.

What does that mean for you? Whether or not you are in the market to buy or sell the health of the the housing market will most likely have an impact on you.

The direct impacts of new construction will result in 300 jobs being generated for every 100 homes built, according to Dave nielsen, CEO of the Portland Home Builders Association. About half of the jobs created are in the construction industry and the other half spread over related sectors including manufacturing, brokerage, law and accounting.

The indirect impacts are the jobs and spending created from businesses that are suppliers to the construction operations including building material suppliers, cabinet manufacturers, as  well as businesses providing services such as architectural firms and trucking companies.
The induced impacts result in new job creation in the consumer-related sector. Workers involved in the construction project will spend their earned wages at local restaurants, shops, grocers, clinics, pharmacies and other local businesses.  This creates a ripple effect as those employers now have more resources to hire additional staff that will then spend their wages in the same manner.

A strong housing industry not only means more jobs, but more money in our communities. Home building increases the property tax base which generates revenue that supports local schools and communities. For each new single-family home that is built, it is estimated that it generates a total of $90,000 in government revenue -- $67,000 in federal taxes and $23,000 in state and local taxes.

100 Homes = 300 jobs
+ $20,000,000 into the local economy
+ $4,000,000 in tax revenue

The Portland Home Builders Association expects construction to continue to thrive due to lower inventories, rising home prices, and fewer foreclosures.

I can hardly bear it...

Some may feel it necessary to lock up their jewels, put their cash in a safe, and arm their cars with an annoying alarm that sounds every time a car with a missing muffler passes by, but the owner of a two-hundred pound bear parked in his front yard never thought it necessary to protect it from thievery.  Alas, Washington County Police have their hands full with the case of a missing bear out of a Cedar Mill resident’s front yard.

According to Oregon Live, Deputies also believe the bear wouldn't be easy to conceal and someone has seen it. In addition to the obvious, the bear was stolen in the middle of the night, most likely by two or more bad bear bandits.

Evidently, the bear was purchased for $1,700 in 1996, weighs over 200 pounds and stands more than 5 feet tall. Could it be a case of simple mischief, criminal minds, or rivalry revenge? Inquiring minds want to know.

Some possibilities of where we think the bear may be found include; Beaverton High School’s gymnasium, South side of Cedar Mill Grist Mill, or under the canopy of a ’86 Chevy Silverado.

As long time residents of Cedar Mill who pass by the site of the missing bear frequently, we can attest that it seems a bit empty around here.  If you have information regarding the hibernation or thievery of the bear, please contact authorities at 503-629-0111.
